As a home owner, you want to hold free and clear title to your property .  A title which is “free and clear” means that there are no possible title defects or encumbrances which interfere with the quiet enjoyment of your home.

 

Title Insurance is an insurance policy that protects you, the insured, from claims on the property in regard to ownership. It protects you against problems that occurred before you became the owner of the property. Title insurance also defends you in the case of anyone filing a claim against your property. Possible encumbrances that can cloud a title include forged documents, mistakes in public records, fraud and incorrect property descriptions.  Defending your property against a false claim can be costly and time consuming.

 

Before your sale or refinancing is complete, Abonar Title will undertake a thorough search of the public records to reveal possible liens, claims or encumbrances against your property.  Once we have established that your title is free and clear, Abonar Title will then issue title insurance policies to insure you, as the owner, and your lender from loss or damage if any title defects or encumbrances arise after your sale or refinancing is complete.
